One of my specialties is representing the best interests of buyers throughout the purchasing process. My comprehensive, high-quality services can save you time and money, as well as make the experience more enjoyable.
Here is a short summary of the services that I can provide for you.
Comprehensive Search
- Send consistent search updates with new listings, homes that fall out of escrow, and price reductions.
- Organize a tour of homes and personally show you each listing at your convenience.
- Provide detailed listing descriptions, demographic analysis, school information, listing history, tax records, parcel maps, and aerial photos as requested.
- Advise you during the selection process on concerns and benefits of each opportunity you consider.
- Complete a market value report for homes you want to place an offer.
Contracts & Disclosures
- California Association of Realtors® approved WINForm® contracts and disclosures along with Keller Williams® supplemental disclosures.
- Access to over 180 contract and disclosure forms that are used as needed to provide you with legal protection.
- Trained by The Realty Academy Network through their Mastering the RPA, Form Synchronization, and Escrows by the Book courses.
Negotiations
- Provide creative, in-depth, and well thought through strategies for maximizing the negotiation processes.
- Trained by the Certified Residential Specialists® (CRS®) in their Negotiation Strategies Course.
Transaction Coordination
- Open escrow and provide copies of all required documents.
- Verify with lender that the loan package is pre-approved and the funds are available.
- Order Preliminary Report, CC&Rs, Natural Hazard Disclosure, HOA documents, and home warranty.
- Recommend service providers (pest, home, roof, HVAC, chimney, well, sewer, etc.).
- Provide guidance on inspections and request for repair items.
- Follow up to determine if the appraisal matches or exceeds the sales price.
- Confirm with the lender that formal loan approval has been granted by the Underwriter.
- Communicate with escrow to ensure that all prior to doc and funding conditions are cleared.
- Coordinate the final walk-through along with the appointment to sign the closing documents.
